Privacy policy

Who we are

The Closing Binder is operated by Ground Plane Studio, LLC, a California limited liability company, based in California. You can reach us at hello@theclosingbinder.com. This policy describes what the site actually collects today, which is deliberately little: there are no accounts, no logins, and no payments.

The newsletter

If you subscribe to the newsletter, we store the email address you enter, when you subscribed, and which form on the site you used. That is the whole record. It is stored with Supabase, our database provider, and is used only to send you the newsletter. We do not sell it, rent it, or share it with anyone else. To unsubscribe or have your address deleted, use the link in any email or write to hello@theclosingbinder.com.

The calculators

The deal analyzer and every other tool on the site run entirely in your browser. The numbers you enter, purchase price, SDE, seller note, all of it, are never transmitted to us and never stored anywhere. Close the tab and they are gone.

Analytics

The site uses Vercel Analytics, which reports aggregate, anonymized page view counts. It does not use cookies and does not build profiles of individual visitors. We see which pages are read, not who reads them.

Server logs

Like any website, the site is served by a host that records requests. Vercel keeps short-lived operational logs that can include your IP address, the page requested, and your browser type. We do not use those logs to identify or track visitors; they exist so the site can be kept running and abuse can be stopped. We do not combine them with anything else.

Cookies

The site sets no tracking or advertising cookies. If you switch the site between light and dark mode, that choice is saved in your browser's own local storage so the site remembers it. That value never leaves your device and is not readable by us.

How long we keep things

Newsletter subscriptions are kept until you unsubscribe or ask us to delete them, after which the record is removed. Server logs are retained only for the short operational window our host provides. Analytics data is aggregate and is not tied to you.

Your rights and choices

Wherever you live, you can write to hello@theclosingbinder.com and ask what we hold about you, ask for a copy of it, ask us to correct it, or ask us to delete it. There is no form and no fee, and we will not ask you why. Because the only personal record we keep is a newsletter subscription, in practice this means telling you whether your address is on the list and removing it if you want it gone.

If you are in California, note that we do not sell or share personal information as those terms are defined by California law, and we do not offer financial incentives for it. If you are in the European Economic Area or the United Kingdom, our basis for holding your address is your consent, which you can withdraw at any time.

Hosting and third parties

• Vercel hosts the site and provides the analytics described above.
• Supabase stores newsletter subscriptions.

Those are the only third parties involved in running the site. There are no advertising networks, no tracking pixels, and no social media embeds. Both providers store data on servers in the United States, so if you visit from outside the United States, that is where your subscription would be held.

Security

The site is served over HTTPS, and the newsletter table is restricted so that the public site can add an address but cannot read the list back. No system is perfect, and we do not promise that one is.

Children

The site is written for adults buying businesses and is not directed at children. We do not knowingly collect information from anyone under 16. If you believe a child has subscribed, write to hello@theclosingbinder.com and we will delete the record.

Links to other sites

The site links to lender websites, government sources, and business listings that we do not control. Their privacy practices are their own, and this policy does not cover them.

Changes

If what the site collects ever changes, this page changes first, and the date at the top moves with it.
